What are the different types of surveyors?
You’ll find a number of highly qualified surveyors on hipages, but make sure you choose one that meets your specific needs. Here are the three most common types and the various services they provide.
Land surveyors
Land surveyors frequently switch between working in the office and out in the field. In the field, they work with advanced tools and technologies, such as GPS, robotic total stations, and aerial and terrestrial scanners. Back in the office, you’ll find them working with specialised surveying software like AutoCAD to draft plans based on the data captured in the field.
The variety and complexity of land surveying projects vary greatly, from land subdivision to tunnel construction. As specialists in land measurement, they also provide support for engineers, architects and developers.
Building surveyors
Building surveyors ensure the safety, accessibility and energy efficiency of buildings both during and post-construction. Whether it’s providing independent oversight or conducting inspections throughout the building life cycle, they play a crucial role in shaping the design, planning and functionality of constructed buildings.
As they are involved from the start to finish of every project, they are responsible for issuing the final occupancy permit or certificate of inspection. Some key responsibilities include:
- Evaluating and granting building permit applications.
- Conducting building inspections.
- Granting approval for building occupation, as and when appropriate.
Quantity surveyors
The main responsibilities of registered quantity surveyors are in estimating and tracking construction costs for all building types and classifications. These experts interpret construction data, including architectural and engineering plans, drawings and specifications.
From the early stages of concept design right through to project completion, they closely monitor costs. The ATO recognises quantity surveyors as one of the few professions authorised to calculate the value of items for depreciation purposes. However, not all specialise in tax depreciation, so make sure you ask about their experience if this is what your project needs.
During the pre-construction or design stage, a quantity surveyor may create cost plans for design stages as well as tender documentation. They assist in preparing bills of quantities and schedules of rates, and evaluate and choose builders. Throughout the construction phase, they keep a close eye on spending and report on project expenses. They may also generate monthly cash flow forecasts and approve progress payments.
At project’s end, they may create tax-depreciation schedules and estimates for insurance replacement costs. In some cases, they may also conduct mediation and oversee arbitration.
