Whether you’re planning a home extension, renovation or new build, a licensed local builder has the skills to make the job come together. This includes the submission to council, to project managing the build and all the trades on your project.
Renovation
Builders are crucial to any renovation project that involves structural works, including home extensions, loft conversions or revamping and remodelling an existing home.
A full service builder will take care of everything from the design, approvals and the actual build - including managing all the trades or subcontractors on your project.
The best way of getting an estimate of the cost of your renovation is to get quotes from local builders, and ask for a written quote with a breakdown of materials and labour. Your choice of materials, finishes and accessories can make a big difference to the overall cost.
New home
New home builders tend to specialise in this type of job, and could also be a volume builder with a house and land package. House and land packages are where you get to choose slight variations on a standard house design. A custom new home is where you work with an architect to develop the plans and design, and take these for builders to tender on. This is the best to get all the features you want in a home, though you have to budget for this privilege.
General building work
A licensed builder can carry out general building work, including bathroom, kitchen or laundry renovations, home extensions and loft conversions - just to name a few. They’ll also employ contractors who work for him either permanently or on a project basis. It is illegal for anyone who is unlicensed to carry out any structural building works, due to the health and safety implications. It is easy to check the status of a builder’s qualifications and licence using their name, business name or licence number.
Commercial builders
Commercial builders focus on non-domestic projects, like constructing retail and industrial facilities, or large apartment complexes. refurbishment and fit-out. They will often manage the project, including all the sub-contractors working on the job. Commercial builders may also refit and renovate existing commercial spaces, including the fitout and installation of services to the building.
Granny flats

You are likely to need planning approval for this job, which involves submitting a Development Application (DA) to your local council. This details all aspects of your project and can take anywhere from a few weeks to many months, depending on where you live.
House & land packages
House and land packages are cookie cutter homes normally in new suburbs or on greenfield sites where new homes are built by volume builders. You generally get to choose from a number of standard home designs, and then get to customise some of the fittings and fixtures which are arranged in packages that vary in price. The benefit of a house and land package is that they are often cheaper than buying an existing house, and you get to move into a brand new home.
Project management
Builders often spend a lot of time project managing your job, rather than actually working on-site with their hands. Some smaller builders will work ‘on the tools’, though many choose to manage ‘subbies’ or subcontractors who do the actual work. Their role is to project manage the build, coordinating all the various trades, ordering materials and ensuring the works are going according to the designs/plans. They are also the main point of contact with you - the client, as well as the architect and local council.
